What Are the Rules for Front Driveway Drainage?
In England, planning requirements may apply when more than five square metres of a front garden is covered with a traditional impermeable surface and rainwater is not directed towards a permeable area.
Planning permission is generally not required where a suitable permeable or porous surface is used, or where water is directed towards a lawn or border so it can drain naturally. Property owners should check the requirements applying to their particular site before work begins.
The Government guidance also advises that water should not be directed towards neighbouring properties. Where a driveway slopes towards the house, an appropriate drainage channel may be required to intercept the water.
Listed buildings, conservation areas and other designated locations may be subject to additional controls, so advice from the relevant local planning authority may be necessary.
Why Is the Sub-Base Important for Drainage?
The sub-base supports the driveway and distributes the weight of vehicles. Its specification also affects how water behaves beneath permeable surfaces.
A conventional impermeable driveway may use a tightly compacted sub-base containing smaller particles that restrict water movement. A genuinely permeable construction requires an open-graded material with spaces that allow water to pass through and provide temporary storage.
Whichever construction is used, the sub-base must still be installed and compacted correctly. A permeable driveway does not mean a loose or weak foundation.
Ground conditions also need to be assessed. Clay soils may absorb water slowly, meaning additional drainage or an overflow arrangement could be required.
